How our fees work

Agency sales are commission-based, agreed in writing before we list and payable on completion only. Lettings are let-only (one month's rent + VAT) or fully managed (a transparent monthly percentage). FBTs and grazing licences are flat fee. Nothing is invoiced before it's agreed.

Local market note

Bare arable on the Wolds has held firm at £9,500-£12,500 per acre through 2025, with ring-fenced blocks at the top of the range. Grassland in the Vale of York is steadier. Country house lettings in the East Riding villages remain chronically undersupplied — well-presented stone cottages between £1,200 and £1,800 pcm typically let within ten days of going live.
