What this service actually involves.

Country lettings in this region are a quieter market than town lettings, but they reward proper handling. Most landlords are private individuals letting one or two properties — often inherited, sometimes part of a wider farming or estate holding — and the management needs to take care of things that urban agents miss: septic tank inspections, oil tank checks, private water supplies, boundary issues with stone walls, and the practical realities of letting a building that was built two hundred years before electrical regulations existed.

We let stone cottages, converted barns, country farmhouses and the occasional dower house across the East Riding villages. Vetting is thorough — right-to-rent, referencing, affordability — and deposits are protected through DPS. Inventories are run by independent clerks where the value justifies it. The aim is a stable tenancy of two years or more, because long tenancies suit both landlord and tenant on country property.

From 2028 the proposed Minimum Energy Efficiency Standard for residential lettings rises to EPC C — a real conversation for many East Riding country lettings with solid stone walls, oil heating and single-glazed sashes. We'll appraise honestly what each property realistically can and can't achieve, and advise on the improvements that genuinely pay back.

Country house lettings across the East Riding villages remain chronically undersupplied. Well-presented stone cottages between £1,200 and £1,800 pcm typically let within ten days of going live. Substantial farmhouses with land at £2,200–£3,500 pcm let to a smaller but consistent pool of country buyers, often relocating from the south. Equestrian rentals are the tightest sub-market.
