We believe in providing landlords with clear and transparent information regarding our fees and services. Whether you require a Tenant Find service or a Fully Managed service, we will explain all costs clearly before you instruct us.

As a RICS-regulated firm, we operate to recognised professional standards, providing landlords with confidence that their property is being managed responsibly, with appropriate procedures and safeguards in place.

Tenant Find Only:

Our Tenant Find service is designed for landlords who want professional assistance in securing a suitable tenant but wish to manage the property themselves once the tenancy has commenced.

The service includes:

Marketing on our own website, Social Media, On The Market and Rightmove. Office display advertising. Providing advice on HMRC non-resident landlord liability. Accompanied viewings. Conducting referencing for prospective tenants. Preparation of tenancy agreement and all relevant documentation. Collection of the first month’s rent. Deducting commission and any other agreed costs incurred on the landlord’s behalf. Providing the tenant with landlord contact details and bank account details for future payment of rent. Registering the bond with the Tenancy Deposit Scheme (TDS) and issuing the bond registration certificate.

Set Up Fee: £450.00 + VAT (£540.00 including VAT)

*Referencing Fee: £80 + VAT (£96 including VAT) per applicant

*Additional mandatory setup fees may apply.

Fully Managed Service:

Our Fully Managed service provides landlords with complete support throughout the tenancy, from finding a tenant through to ongoing management, compliance and maintenance.

The service includes:

Marketing on our own website, Social Media, On The Market and Rightmove. Office display advertising. Providing advice on HMRC non-resident landlord liability. Accompanied viewings. Conducting referencing for prospective tenants. Preparation of tenancy agreement and all relevant documentation. Collection of the first month’s rent. Deducting commission and any other agreed costs incurred on the landlord’s behalf. Providing the tenant with contact and bank account details of RM English for future payment of rent. Registering the bond with the Tenancy Deposit Scheme (TDS). Notifying the relevant council tax authority of the new tenant. Advising Yorkshire Water of the new tenant. Liaising with tenants and landlords regarding maintenance issues. Instructing contractors once landlord approval has been received and liaising with tenants whilst work is carried out. Undertaking an initial property inspection and reporting back to the landlord. Arranging annual Gas Safety Certificates (cost deducted from rent). Arranging Electrical Installation Condition Reports every 5 years (cost deducted from rent).

Set Up Fee: £350 + VAT (£420 including VAT)

Management Fee: 12½% + VAT of monthly rent (15% including VAT)

Additional Charges: Energy Performance Certificate & Floorplan £130 + VAT (£156 including VAT)

Energy Performance Certificate £100 + VAT (£120 including VAT)

Floorplan £75 + VAT (£90 including VAT)

Electrical Installation Condition Report:

1–2 bedroom properties £130 + VAT (£156 including VAT)

3 bedroom properties £140 + VAT (£168 including VAT)

4 bedroom properties £150 + VAT (£180 including VAT)

Anything larger will be charged on an individual basis.

*If there is an additional consumer unit, for example in a garage, an additional charge of £30 will apply.

Referencing Fees Per Applicant: £80 + VAT (£96 including VAT)

Guarantor application: 1st Free If a second guarantor is required, an additional charge will apply. £60 + VAT (£72 including VAT)

Inventory Fees:

Bedsit – 1 bedroom properties £135+ VAT (£162 including VAT)

2 bedroom properties £145 + VAT (£174 including VAT)

3–4 bedroom properties £190 + VAT (£228 including VAT)

5+ bedroom properties From £235 + VAT (£282 including VAT)

Exit Inspection Fees:

Bedsit – 1 bedroom properties £80 + VAT (£96 including VAT)

2 bedroom properties £90 + VAT (£108 including VAT)

3 bedroom properties £105 + VAT (£126 including VAT)

4 bedroom properties £120 + VAT (£144 including VAT)

5+ bedroom properties £140 + VAT (£168 including VAT)

Deposit Dispute Preparation:

Preparing and submitting a bond dispute for arbitration by The Dispute Service:

£200 + VAT (£240 including VAT)

Carbon Monoxide Alarms:

Cost for RM English to provide and place alarms in the property:

£20 + VAT (£24 including VAT) per alarm

Travel charged at 45p per mile from our office.

Works & Maintenance: Arrangement Fee for Works & Maintenance Over £600

10% + VAT of net cost (12% including VAT)

Includes:

Obtaining quotes from contractors Liaising with landlord Visiting the property to assess the work carried out Ensuring any warranty or guarantee is issued and retained on file Arrangement Fee for Works During Vacant Periods

10% + VAT of net cost (12% including VAT)

Annual Bond Registration Charge:

Chargeable annually per tenancy agreement:

£25 + VAT (£30 including VAT)

Other Charges: Renting Temporary Oil Heaters

£5 + VAT per day (£6 including VAT)

Serving Section 13 Notice of Rent Increase:

£50 + VAT (£60 including VAT)

Amendment of Specific Terms Within Tenancy Agreement:

£10 + VAT (£12 including VAT)

Land Registry Title Check:

£45 + VAT (£54 including VAT)

What's not extra

We don't charge a marketing fee, a Right-to-Rent check fee, a check-in fee or a deposit dispute fee. If a quote elsewhere includes those, ask what they actually cover.
