What is the deposit cap and where is it held?

For most residential tenancies, the tenancy deposit is capped at the equivalent of five weeks' rent under the Tenant Fees Act 2019. Your deposit must be protected in a Government-approved tenancy deposit scheme, and you'll be provided with details of the scheme and information about your rights shortly after the tenancy begins.

What you receive within 30 days

Within 30 days of your deposit being paid, you'll receive confirmation that it has been protected in a Government-approved tenancy deposit scheme, along with the prescribed information explaining where it is held, how it is protected and your rights regarding its return at the end of the tenancy.

End of tenancy and disputes

At the end of your tenancy, the property will be checked against the original inventory and schedule of condition. If there is a disagreement over any proposed deposit deductions, the Government-approved tenancy deposit scheme provides a free and impartial dispute resolution service to help resolve the matter fairly.
