What to check before reserving

New build homes offer a different proposition to second-hand property. Energy efficiency, warranties, maintenance, specification and potential ongoing costs all need to be considered alongside the purchase price. Before reserving, it is important to understand exactly what you are buying and the wider factors that may influence your decision.

  • Who is the developer, and what is their track record?
  • Look beyond the marketing of the current scheme and consider the quality, finish and long-term performance of their previous developments.
  • What warranty is provided and what does it cover?
  • Understand whether the 10-year structural warranty is provided by NHBC, LABC, Premier, Checkmate or another provider, and what protection it offers beyond the headline cover.
  • What are the expected energy costs?
  • Ask for the predicted SAP rating, EPC rating and any available guidance on likely annual running costs, as energy efficiency can have a significant impact on affordability.
  • Are there any ongoing management charges?
  • Check whether there are service charges or management-company costs associated with shared roads, private drives, landscaping or communal open spaces.
  • What is the snagging and completion process?
  • Understand how defects are reported and resolved, what support is provided after completion, and the developer’s approach to addressing outstanding issues.

Reservation, exchange and completion

Most new build developers require a reservation fee to secure a chosen plot, typically giving the buyer a set period in which to progress towards exchange of contracts. During this time, the legal process moves forward, with exchange usually requiring a deposit and a commitment to proceed. Completion will then take place either on a fixed date once the property is ready, or within an agreed timeframe linked to the build programme.
