The brief
Farm sales in this region are a small, well-connected market. The buyer pool for ring-fenced arable holdings on the Wolds is finite — neighbouring landowners, expanding family farms, amenity buyers, and the occasional institutional purchaser — and almost all of them know each other. Knowing who's looking, in which parish, at what acreage, is most of the work.
We handle the full range: ring-fenced arable units, equipped livestock farms, smallholdings with paddocks, accommodation farmhouses with land, and the occasional tenanted holding sold subject to existing tenancies. Most farm sales we run are by private treaty to a curated list — we'll go to informal tender where competitive bidding genuinely serves the seller, but not by default. Bare arable on the Wolds has held firm at £9,500–£12,500 per acre through 2025, with ring-fenced parcels and road frontage at the top end. Equipped Wolds units with farmhouse and buildings transact at £14,000–£18,000 per acre depending on condition. Smallholdings with stabling and a substantial farmhouse remain in tight supply across the East Riding.
