The brief

What this service actually involves.

Private treaty is not the absence of marketing — it's controlled marketing. We work from a maintained register of vetted regional buyers, neighbours and amenity purchasers, and we approach them selectively when an instruction suits. The vendor stays in control of who sees the particulars, who walks the land, and what's disclosed at each stage.

It suits sensitive instructions: family sales, tenanted holdings, partnerships unwinding, executor sales where the family wants discretion, and farms where the obvious buyer is an adjacent neighbour. It also suits parcels where competitive bidding is unlikely to add value — small accommodation blocks, paddock land, single-buyer situations.

The process is straightforward in shape but disciplined in execution: appraisal and instruction, particulars and plans prepared in-house, NDA where appropriate, controlled introductions to a short list, viewings managed personally, offers received and negotiated, heads of terms drafted and lawyers engaged. From instruction to exchange typically four to six months — sometimes faster.

Heads of terms drafting

Heads negotiated and drafted in-house — overage, sporting rights, holdover, completion timing — to keep legal momentum.

Solicitor and lender liaison

We work alongside the vendor's solicitor and the buyer's lender through exchange, pushing the timetable where appropriate.

Post-exchange to completion

Completion, handover of keys, manure and grain provision, grain in store, ELS/CS scheme transfers — handled cleanly.

Roughly two-thirds of the farm and land sales we close in any given year complete without ever appearing on Rightmove or OnTheMarket. Private treaty produces stronger results on sensitive instructions, sales to neighbours, and parcels where the obvious buyer pool is small.
