The brief

What this service actually involves.

A Red Book valuation isn't a printout from a portal. It's a written opinion of value, prepared to RICS Valuation — Global Standards (VPS and VPGA), by a Registered Valuer who has inspected the property, considered the legal title, looked at the comparables and explained the reasoning in writing. HMRC's District Valuer, the principal agricultural lenders, court-appointed receivers, family solicitors and trustees all rely on that distinction.

We carry out around 250 Red Book instructions a year across rural and residential property in this region — from a £250,000 cottage in Stamford Bridge for probate, to a 1,400-acre Wolds estate for partnership accounts, to a tenanted East Lincolnshire holding for matrimonial proceedings. The work is delivered by a Registered Valuer, in writing, against a deadline agreed at instruction.

Reports are written in plain English, with the assumptions and special assumptions clearly stated. Where Agricultural Property Relief or Business Property Relief is relevant we include commentary aimed at your accountant or solicitor — not boilerplate but a considered view on the position with reference to current HMRC practice.

Probate & inheritance tax valuations

Date-of-death market valuations accepted by HMRC's District Valuer, with APR and BPR commentary for the estate's advisers.

Capital gains & rebasing

1982 base-cost valuations, rebasing on incorporation, and CGT-event valuations on gifts, trust transfers and lifetime disposals.

Secured lending valuations

Bank-format reports accepted by AMC, Oxbury, NatWest, Lloyds, HSBC, Yorkshire Bank and the principal agricultural lenders.

Partnership & accounts valuations

Annual or periodic valuations for farming partnerships, succession planning and dissolution — confidential and properly scoped.

Matrimonial valuations

Single joint expert and party-appointed valuations for family proceedings, CPR-compliant and delivered to court timetable.

Charity & trustee disposals

Section 119 Charities Act 2011 reports for trustees disposing of charity land, with clear advice on best terms reasonably obtainable.

Turnaround note · 2026

Standard probate and matrimonial reports are delivered two to three weeks from inspection. Inspections across the Wolds, East Riding, Vale of York, Humberside and East Lincolnshire are booked within ten working days of instruction.
