Accompanied viewings

We believe viewings are one of the most important stages of the selling process and should be handled with care, professionalism and preparation. Our team takes the time to understand what matters to buyers, highlight the features that make your property special and answer questions in a way that helps build confidence. Being present also allows us to understand buyer reactions, gather useful feedback and identify genuine interest.

Vendor-led viewings

Some sellers prefer to conduct their own viewings, particularly where they have a detailed knowledge of the property, its history or its unique features. We are happy to support this where appropriate and provide guidance beforehand to help ensure the best possible experience for buyers. However, we often find that buyers are more comfortable discussing their thoughts and concerns openly with an experienced agent, allowing us to provide valuable feedback and manage the process effectively.

Open houses and viewing strategy

We do not generally encourage open house events as a standard approach, as they can make it difficult to control the viewing experience and understand individual interest levels. A busy room does not always mean genuine demand. That said, every property is different, and where an open house or block viewing format is appropriate, we will consider it as part of a wider strategy. Back-to-back viewings can also be used effectively where demand is strong, creating momentum while ensuring each buyer still receives the attention and information they need. Our approach is always tailored to the property and the market, rather than following a one-size-fits-all method.

Viewings carried out by our own team

We believe the person conducting a viewing can have a significant influence on the outcome of a sale. Viewings are carried out by our own experienced team, who understand the property, the local market and the reasons it has been brought to market — not by temporary staff or someone unfamiliar with the details.

Buyer qualification

Understanding who is viewing your property is an important part of achieving a successful sale. Before arranging viewings, we take the time to understand a buyer’s position, including their motivation, timescales, funding arrangements and whether they are in a position to proceed.

Feedback

We aim to provide timely feedback and, where available, will share buyer comments on the same day. However, we understand that purchasing a property is a significant decision, so we allow buyers the space to consider their thoughts before following up, usually within 24 hours.

Back to back viewings

Where there is strong interest, back-to-back viewings can be an effective way to create momentum and make the most of buyer demand. Having several interested parties view a property within a short timeframe can help generate a sense of urgency, encourage buyers to act decisively and reduce the risk of losing potential purchasers due to delays.

Keeping sellers fully informed

Whenever a viewing is arranged, we provide email confirmation so you know who is attending, when they are coming and what to expect. Clear communication helps ensure the process runs smoothly and keeps you fully informed throughout the marketing campaign.
