In some situations, particularly where there is strong interest from multiple buyers, a best and final offer process can be the fairest and most effective way to proceed. This allows all interested parties the opportunity to put forward their strongest position while providing clarity and transparency for the seller. We manage the process carefully, ensuring each buyer understands what is required and that offers are considered alongside the full circumstances of each purchaser, including funding, chain position and timescales. The highest offer is not always the strongest offer, and we provide clear advice to help you assess the overall position.
Once an offer has been accepted, we will begin the next stage of the process by obtaining the buyer’s proof of funds, solicitor details and completing the necessary Anti-Money Laundering (AML) checks. This ensures all parties have the required information in place and provides a clear foundation for progressing the sale. At the point of acceptance, the property will be marked as Under Offer, reflecting that an offer has been agreed.
Understanding a buyer’s ability to proceed is an important part of assessing any offer. Where appropriate, we request evidence of funding arrangements, whether that is confirmation of mortgage approval, available cash funds or the position of an onward sale. This helps provide confidence that an offer is realistic and that the buyer has the means to move forward within the expected timescales. By considering the complete buyer position alongside the offer itself, we help sellers make informed decisions and reduce the risk of delays later in the process.
Choosing the right solicitor or conveyancer is not simply about finding the cheapest quote — it is about selecting the right level of expertise for the property you are buying or selling. Different properties can bring different considerations, and some transactions require more specialist knowledge, particularly where there is land, planning matters, listed status, easements, covenants or more complex legal issues involved.
Once we have received all required information from the buyer, including proof of funds, solicitor details and completed compliance checks, we will update the property status to Sold Subject to Contract (SSTC). This change will be reflected across the relevant property portals and marketing platforms, ensuring the position of the property is clear to potential buyers. At this stage, we will also formally notify the solicitors involved and provide the necessary details to allow the legal process to begin. We continue to monitor progress, maintain communication between all parties and support the transaction through to exchange and completion.
