What this service actually involves.
The first letter from an acquiring authority or their land agent rarely reflects what you are entitled to. Compensation under the Compensation Code is not a single number — it is a structured set of heads of claim covering market value, severance, injurious affection, disturbance, accommodation works and statutory fees. Each one needs to be evidenced and pursued separately, and very few landowners get the full picture without independent advice.
We act for landowners only. We do not work for National Grid, Northern Powergrid, Yorkshire Water, the Environment Agency, Network Rail or the regional authorities — so there is no conflict, ever. The result is straightforward: we sit on your side of the table, agree the heads of claim with the acquiring authority's surveyor, and settle the figure that the legislation actually entitles you to. Reasonable surveyors' fees are recoverable from the acquiring authority in nearly all cases.
Across the last three years our team has acted on East Coast 400kV reinforcement, Yorkshire Water mains across the Wolds escarpment, regional pipeline crossings in Holderness, telecoms code valuations under the Electronic Communications Code, and a growing volume of solar farm and battery storage site options where compulsory purchase is not at play but the negotiation discipline is identical.
