DESCRIPTION

The land comprises approximately 158.86 acres or thereabouts of woodland, scrub and grassland.

There is approximately 43 acres of mixed woodland, primarily on the northern escarpment of the land which falls away from a relatively level plateau steeply down towards Glentramman House and the neighbouring properties. On the top of the escarpment there is an area of approximately 38 acres of gorse and rough grazing which lies on the eastern boundary which is also delineated by a steam running along the glen bottom.

The remainder of the land comprising 77 acres is grassland interspersed with some gorse but in the main good usable land.

The land is well fenced and there is a spring on the site. Access to water is also available from the stream within the glen.

SCHEDULE OF LAND

The attached map shows approximately twenty numbered fields of varying areas around 2 to 10 acres each. Further details of field numbers and their areas can be given on request. The total area of all the fields, taken from an old survey is 158.863 acres.

The land is not registered for Basic Payment.

ENVIRONMENTAL SCHEMES

The land is not included in any environmental schemes.

SERVICES

We are not aware of any services connected to the land.

TENURE

Freehold – Vacant possession will be given on completion of sale.

WAYLEAVES, EASEMENTS & RIGHTS OF WAY

The land is sold subject to, and with the benefit of, all other existing wayleaves, easements and rights of way, whether public or private, whether specifically mentioned or not.

CONTAMINATED LAND

The vendors are not aware of any of the land having been filled with any contaminate matter referred to in the Environmental Protection Act 1990.

The vendors do not give any guarantees in this respect and advise the purchaser(s) to make such investigations which may be necessary to satisfy themselves that none of the land is so filled.

METHOD OF SALE

The land is for sale by private treaty. The agents reserve the right to conclude the sale by any means at their discretion. Interested parties are advised to register their interest with the agents in order to be kept informed of how the sale will be concluded.
