Rural property values are influenced by far more than acreage alone. Two parcels of land in close proximity can have very different values depending on their quality, restrictions, access and future potential.
Most farms and significant land parcels are best suited to a structured competitive process. This often involves informal tender, supported by a detailed marketing brochure, a guide price and a clearly defined closing date for bids. This approach allows interested parties to properly assess the opportunity while creating a transparent process to identify the strongest offer.
For some properties, a quietly marketed sale is the right approach — particularly where a neighbouring farmer, local buyer or established estate is the natural purchaser. In these circumstances, confidentiality and targeted discussions can achieve the best result without unnecessary exposure.
Auction, including traditional and telephone auction formats, can be effective for land where competition is likely to determine the true market value or where a clear, unconditional sale process is preferred. It provides a defined method of sale and allows buyers to compete openly.
Our advice is always based on the individual asset, the seller’s objectives and current market conditions. We recommend the method that best suits the property — not the method that best suits our office.
